For homes that notice the details.
Interior and exterior glass, sills and tracks, cleaned around your finishes and your landscaping.
- Interior + exterior, or exterior only
- Screens and track cleaning
- Quarterly and semi-annual plans
Residential and commercial window cleaning by a crew you'll actually recognize. Pure-water process, careful hands inside your home, and a price on screen in about a minute.
What we do
No pressure washing, no gutters, no roofs. Windows are the whole business, which is why the glass looks different when we leave.
Interior and exterior glass, sills and tracks, cleaned around your finishes and your landscaping.
Offices, retail, restaurants and multi-tenant properties on a schedule that fits your hours.
Instant estimate
Most window cleaners make you wait for a callback. Count your windows, pick what you want, and see a real range on screen. If the number works, lock a slot right here.
Our process
Tap water carries dissolved minerals. When it dries on glass it leaves them behind, and that's most of what people call streaks. We take the minerals out before the water ever touches a window.
Water runs through a three-stage reverse-osmosis system on the truck before it reaches the pole.
The membrane pulls out the dissolved solids that dry into spots. What's left is water with nothing in it.
Every exterior pane gets agitated, frames and edges included, then a pure-water rinse that dries with nothing left behind.
Interiors are done the traditional way, with towels and microfiber. Booties on, furniture moved carefully and put back.
We check every pane before we pack up, and we'd rather you point something out while we're still standing there.
Who shows up
Most home services send whoever is free. We put the crew on the website, with names, because being known is the fastest way to be trusted — and it keeps our standard honest.
Runs the field. Trains every crew member and still cleans glass most days of the week.
Scheduling, systems and growth. The reason your appointment window actually holds.
Recurring care
Glass in this climate picks up pollen in spring, dust all summer and hard-water spray from sprinklers year round. A plan keeps it from ever getting back to bad, and each visit costs less than a one-off.
Choose quarterly or semi-annual. Cancel or reschedule any time.
Discounts apply to every visit for as long as you stay on the plan. Your estimate shows the exact figure for your home.
Customer stories
Video from real customers — men and women, in their own homes, saying it in their own words. Worth more than a number next to a row of stars.
Filmed at his home after the job. No script, no incentive.

Questions
Residential
Interior and exterior window cleaning for homes across The Woodlands, Spring and Conroe. Priced by the window, so you always know what you're paying for.
What's included
A window isn't clean if the frame around it isn't. Everything below comes standard — nothing here is an upsell.
Best value if your interiors are still good from the last visit, or you just want the street view sharp again.
What most homeowners book, and the only version where you get the actual view back. Inside gets done by hand.
Priced per item in the estimator so you can see exactly what each one adds before you commit.
Hard water
Houston-area irrigation water is mineral-heavy. Spray hits the lower panes, dries in the sun and bakes on. Left long enough it etches, and at that point no amount of cleaning brings it back. We don't offer hard-water restoration — what we can do is keep your glass from ever getting there.
A cloudy white film on the bottom third of the glass that doesn't wipe off. Usually worst on the sprinkler side of the house.
Regular cleaning stops fresh overspray building into a film. Glass that has already etched or bonded is beyond us — we don't offer mineral restoration, and we'd rather say so than take your money for it.
Angle the sprinkler heads away from the house, and put the glass on a plan. Staying ahead of it is the only fix there is.
Count the windows, pick your service, choose how often. No phone call needed.
Commercial
Storefronts, offices, restaurants and multi-tenant properties on a route that fits your hours. Insured, uniformed, and in and out before your first customer arrives.
How commercial works
Commercial glass varies too much for an online calculator to be honest about. We look at it, quote it, and hold that price for the term.
Shops and strip centres. High-touch entry glass where fingerprints show within days.
One to four storeys, inside and out, scheduled around your working day.
Before-open or after-close only. Your dining room never sees a bucket.
Clinics, vets and labs. Quiet, uniformed, and out before your first appointment.
Branch glass and ATM vestibules, on a schedule that clears before opening.
Showroom glass walls and service bays. The whole point of the building is the view in.
Street glass and mirror walls, cleaned between class blocks.
Daycares included. Scheduled to term breaks and quiet days.
Low-rise properties. Lobby, common areas and room glass on one route.
One invoice, one schedule, common areas and tenant glass on the same visit.
Office frontage and roller-door glass, without stopping your operation.
If it is four storeys or under with ground access, it is almost certainly a yes. Ask.
A water-fed pole reaches roughly 61ft, which covers most buildings up to four storeys. Above that, or where glass sits over water features, deep landscaping or a setback the pole cannot angle into, it becomes rope-access or lift work. We do not own that equipment and will tell you at the walkthrough rather than after the invoice.
What you get in writing
Sent before the first visit and kept current. Add your property manager as a certificate holder if needed.
You get the day and the arrival window in writing, and a heads-up if anything moves.
Your building gets a consistent crew who learn its quirks. Uniformed and identifiable on arrival.
Text or email a person, not a ticket queue. Scheduling changes handled the same day.
The rate quoted at the walkthrough is the rate for the contract period. No seasonal creep.
Tell us the address, roughly how much glass, and the hours that work. We'll come look and price it properly.
Our process
Most streaks aren't technique, they're chemistry. Ordinary water leaves dissolved solids behind when it dries. Remove them first and the glass dries clear on its own.
Three stages on the truck — sediment, then carbon, then a reverse-osmosis membrane — before the water ever reaches the pole.
The membrane removes the minerals that dry into spots. We check the output before starting.
A brush head agitates the whole surface, edges and frame included. Nothing gets a quick pass.
Pure water sheets off and dries with nothing left in it. No squeegee marks, no towel lines, no edges.
Inside is still done the old way, because it's better. Towels, microfiber and time.
Why it matters to you
A water-fed pole reaches most second-story glass from the ground. Safer for the crew and safer for your landscaping and gutters.
No detergent residue is left on the glass, and residue is what dust and pollen cling to first.
Pure water means no soap in your beds or on your brick. What lands on the plants is cleaner than the tap.
The crew
Varner is young on purpose. We hire ambitious high school and college students from around here, train them properly, and put their names on the website — because someone who is known behaves like it.
Founders
Grayson still cleans glass. Cameron still answers the phone. That doesn't change as the crew grows.
Trains every new crew member personally and is still on jobs most days. If your house is difficult, he's the one who figures it out.
Scheduling, systems and the customer side. The reason your arrival window holds and your reminder actually shows up.
The team
Every person who works here goes on this page, with their name. The open slots are real vacancies, not decoration.
How we hire
Nobody arrives knowing how to clean glass properly. Everyone arrives already knowing how to show up on time and speak to a homeowner — or they don't get hired.
Every crew member who enters a home, before their first job.
New hires ride with a lead until the work holds up without supervision. No exceptions for busy weeks.
Branded shirt, name visible. If you can't tell who's on your property, we've failed the first test.
Height and ladder work is adults only. Younger crew learn on interiors and ground-level glass first.
Now hiring
We hire high school and college students from The Woodlands, Spring and Conroe. You'll earn more than a shift job pays, learn things that transfer to whatever you do next, and your name goes on this website next to the crew.
Why this instead
You have options. Most of them are indoors, on a rota, doing something that teaches you nothing you'll use later. Here's the honest comparison.
The path
Nobody stays a trainee to keep labor cheap. If the work holds up you move, and moving means more money and more say over your schedule.
You start here regardless of experience. Paired with a lead until the work stands on its own.
You run the job. You're the name and face the homeowner remembers, and you sign off the quality walk.
A whole area is yours. Scheduling, quality across crews, and the customers who live on your route.
Pay is hourly and reviewed as you move up. We talk real numbers on the screening call, before you spend a day with us.
What you take with you
Cleaning glass is the easy part and you'll have it inside two weeks. Everything below takes longer and is worth more.
You'll explain pricing, handle a complaint and ask for the sale. Most people don't learn this until their twenties.
You'll be inside someone's home, unsupervised, with their things. Handling that well is a reference you can use forever.
What it costs, how long it takes, where the margin goes. The basics of running anything.
Crew leads train their own replacements. Teaching someone else is where you find out if you actually know it.
Straight talk
We'd rather you rule yourself out now than three weeks in. Read both columns honestly.
Life on the crew
Short clips from real days. This is the section that does the recruiting once you're posting consistently.
One job, start to finish. Shot on a normal working day.
What the work actually looks like, not a stock version of it.
The difference on real glass, filmed on the job.
For parents
You're the second person reading this page, and often the one who decides. Here's what you'd want to know.
Under-18 crew work interiors and ground-level glass only. That isn't flexible, even in a busy week.
Crews are two or three people with a trained lead. New hires shadow until the work holds up.
Scheduling is built around term time. Weekends and holidays, and we'd rather lose a shift than a semester.
The business carries insurance, and pay lands weekly — no chasing it, no waiting on a month-end run.

Quote your job, schedule it, turn up, and follow up. Job applications go to Grayson, who reads them himself.
We do not sell your information, rent it, or share it for anyone else’s advertising.
When you give us your phone number and ask for a price or a walkthrough, you agree we can contact you about that request — by phone, text or email. Message and data rates may apply. We don’t send marketing texts to people who haven’t asked us for something.
That is the entire list.
Customer records stay as long as you’re a customer and for a reasonable period after, so we know the history of your glass when you come back. Job applications we keep for a year unless you ask us to delete them sooner.
Email booking@varnerwindows.co or call (346) 850-4318 and ask. We’ll delete what we’re not required to keep for tax or legal reasons, and we’ll tell you what we kept and why.

The number on this site is worked out from the answers you give — mostly home size and storeys. It is a range, not a binding quote. We count the glass on site and confirm the price before we start. If the count is different from the estimate, we tell you before any work happens, and you are never charged for glass we didn’t clean.
Windows. Interior and exterior glass, frames, sills and tracks, plus screens and track cleaning if you add them.
We don’t do pressure washing, gutters, roofs, or window repair and replacement. If you ask, we’ll say no and tell you honestly.
Pure water removes dirt, pollen, sap and film. It does not remove hard-water etching, scratches, or mineral damage that has already bonded into the glass, and we do not offer a hard-water or mineral restoration service. That damage is permanent, and no cleaner can reverse it.
If we see it, we’ll show you and tell you what it is rather than charge you for a result we can’t deliver.
We clean from the ground using a water-fed pole, which comfortably covers most buildings up to three storeys. Taller than that and we’ll tell you what it would take, or that we’re not the right people for it.
We book a day and an arrival window and confirm it. If we have to move, we tell you as early as we can. If you need to move or cancel, let us know before the day and there’s no charge.
If we arrive and can’t reach the glass — locked gate, no access, dogs loose, a car parked against the windows — we’ll try to reach you. If we can’t, we may charge for the trip.
Payment is due when the job is finished unless we’ve agreed otherwise in writing. Plan pricing holds for the term we quoted it for.
We’re insured. If we break something, tell us straight away — ideally while we’re still there — and we’ll make it right. Tell us before we start about anything fragile, painted shut, already cracked, or held together with hope.
We’re not responsible for pre-existing damage, failed seals, or glass that was already compromised before we touched it. Where the law allows us to limit what we owe, our liability is limited to the amount you paid for the job.
We photograph and film our work for our own social media. We don’t publish house numbers, addresses or customer names. If you’d rather we didn’t film at your property at all, tell us and we won’t.
We keep the information here accurate, but prices, service areas and availability change. Nothing on this site is an offer to contract until we’ve confirmed your job.
These terms are governed by the laws of the State of Texas.
